Real Estate Investment
North Macedonia’s real estate market is experiencing steady growth, presenting attractive investment opportunities, particularly within the residential sector, which is the dominant segment. The market is projected to reach a value of approximately US$73.73 billion by 2025, with a compound annual growth rate (CAGR) of 5.67% expected through 2029, potentially reaching US$91.93 billion.
This upward trend is driven by increased demand for residential properties, fueled in part by rising foreign investment. Notably, the market demonstrates strong liquidity, with residential property prices increasing by an average of 1.4% each quarter. Foreign investors are permitted to own and sell real estate in North Macedonia, subject to certain legal approvals, and benefit from a relatively low property tax rate, further enhancing the market’s appeal as a stable and growing investment environment.
Eligibility Criteria
Under North Macedonia’s Citizenship by Investment Program, the main applicant is permitted to include qualifying dependents, specifically a spouse and children under the age of 18. Dependent children are eligible to receive citizenship concurrently with the main applicant, either through the primary application or by descent once one or both parents are granted citizenship.
The spouse, however, is granted citizenship one year after the main applicant and dependent children have obtained theirs. The programme does not impose any minimum residency requirements, allowing applicants to obtain citizenship without the need to relocate or reside in the country. While naturalized citizens enjoy nearly all the rights and privileges afforded to native-born citizens, they are not eligible to vote or hold public office in North Macedonia. This structure offers international families a streamlined and flexible route to citizenship with favorable terms for inclusion and future generational benefits.
